Dear all

I am writing regarding the drainage works carried out at Baltic Quay
recently and the work still to be completed.

The drainage contractors attended site on 4th, 5th & 12th March and they
have completed the high pressure water cleaning of all the drains and
gullies. The work that remains is the connection of the rain water pipes to
the gully in the car park. This work involves drilling through concrete
into
the garage below and connecting the pipes to the water runs in the garage,
this will commence next week.

In terms of  dealing with the water problems that are still being
experienced at Baltic Quay, I will be visiting site today and I have
already
spoken again to the Surveyor, Mr John Smith from Sturges. It seems that at
present rain water is being deposited by various means into the Japanese
Garden and this is then running through the gullies into the garage. This
will be reduced when the rain water pipes are connected to the gullies in
the garage next week.

The problem is that a significant amount of the current water leakage is
unrelated to the drainage works. The areas around the gullies are not
completely waterproof and so water is entering the garage by those means
aswell. The work that was discussed by John Smith, Helen Jones and myself
on
Friday 8th March is the proposed solution to these problems.

Mr Smith is of the opinion that only when the major works are completed
will
the leaks to the garage be completely rectified. As discussed, the garden
and the slabs are to be removed and a waterproof membrane is to be
installed. This is the work that will stop the leaks into the garage and
the
ground floor flats.

Mr Smith also advised that the water problems for the higher floors will
probably persist until the problems with the tiling there is rectified. He
believes that at present these walkways are not waterproof and hence water
is simply seeping through to the walkway below and so on. These areas
require similar attention in that the tiles need replacing and a waterproof
membrane needs to be fitted.

Mr Smith will be submitting a written report containing these
recommendations whilst still progressing the specification and tenders for
the work to the garden area. I will of course forward these in due course.

Mr Smith also agreed to attend site with the contractor when the current
drainage works are complete to carry out various tests on the drains and
gullies to ensure that the works requested are fully complete.

I hope this serves to keep you fully updated on the situation. Please be
assured that all efforts are being made to bring these ongoing problems to
a
speedy, satisfactory resolution for all.

I may be being untrusting, but judging from the first report where Mr. John Smith, from Sturges, tried to con everyone that putting a roof over the entire building would be the best way to sort a drainage problem in the atrium, and the fact that he seems to have missed a lot of extra expenses off from the quote for the roof (No doubt to make it sound more appealing until after work starts when any extra costs would be passed onto owners of flats in Baltic Quay) I am loathed to take his advice that

I feel that if the residents could either pool their professional talents or some money to pay for a second opinion on Mr Smiths survey that maybe we will find that the gentleman who spoke up at the last residents meeting explaining that perhaps simply a gully around the atrium area to clear away surface water could be a cost effective and simple solution to the current problems in the ground floor flats and basement.

The fact he is a Rendall & Rittner "approved" surveyor also puts me off because someone else in these forums has had trouble with a plumber that Rendall & Rittner recommended  and I personally have had endless troubles with "Endwell Electricians", another Rendall & Rittner recommended company, not turning up for appointments, not returning calls and doing shoddy work when they do finally show up.

I urge all residents to see what they could do to help the situation and maybe take all this great "advise" Mr Smith is feeding us with a pinch of salt.

I am not involved in the building trade so cannot offer a professional opinion on the survey myself, but just using common sense it seems a good idea to put a fund together at the next residents meeting to try and pay for someone who can give us the second opinion we so desperately need.

The drainage works update shared here is great, and I will use this to finish my garage door repair santa monica project now. Hopefully, it will be useful for me, and I can learn something of high value.
